What to Expect at the Signing

We arrive at the agreed location with the loan package or closing documents ready. Each signer presents valid government-issued photo ID. We walk through every document that requires a signature, initial, or date, ensuring nothing is missed or signed incorrectly. For loan signings, we follow the title company's or lender's specific instructions regarding document order, scan-back requirements, and shipping. Most residential signings take 30 to 60 minutes depending on the size of the document package.

For Title Companies and Lenders

We accept signing assignments directly from title companies, signing services, and lenders. We carry a current Florida notary commission (#HH 487357), maintain errors and omissions insurance, and provide same-day scan-back of executed documents. We are available seven days a week including evenings, and we cover Duval, St. Johns, Clay, and Nassau Counties. If you have a last-minute signing or a borrower who cannot come to your office, contact us and we will confirm availability.

What Signers Need to Bring

Current, unexpired government-issued photo ID — Florida driver's license, state ID, or U.S. passport. If a signer is using a power of attorney, the original recorded POA document must be presented at the signing. Do not sign any documents before the appointment — all signatures must be made in the presence of the notary.
